We are currently seeking a part-time Painter./ppPosition Summary: Responsible for the completion of all assigned refurbishment and painting projects under the supervision of the Director of Facility Services and assist with conducting routine maintenance and repairs inside and outside the community, installing and servicing equipment and systems, and preparing apartments/cottages for move in./ppEssential Functions:/pulliInteracts and engages with residents while in their apartments and throughout the community./liliResponds to maintenance service requests from residents; performs required work or advises supervisor of additional resources needed./liliCompletes all assigned painting projects which will include but are not limited to mixing and applying paint, removing wallpaper and paint, repairing or hanging sheetrock, repairing wood finishes, repairing / cutting molding or chair rail, repairing doors or cabinets, caulking, and patching./liliRemoves all furniture, supplies or articles from areas (when necessary) before starting refurbishing activities./liliCleans entire area each day when finished with working hours and when the project is completed. Keeps area as clean and orderly as possible during the progress of work./liliMaintains adequate supplies for each job and keeps log / records of all invoices or receipts for purchases on each project./liliPressure washes siding on houses and apartments, sidewalks, driveways, and other visible project surfaces./liliAssists maintenance personnel with miscellaneous job duties as directed./liliParticipates in the quick and efficient turnaround of vacated apartments to prepare them for visits from prospective residents and move in of new residents./liliPerforms a variety of routine maintenance, repairs, and general upkeep tasks throughout the community./liliEnsures proper handling, storage, and maintenance of potentially dangerous chemicals and equipment; maintains proper documentation and MSDS logs as required by OSHA./liliParticipates in and attend all in-service training and education programs as scheduled./liliOther duties as assigned./li/ulpCompetencies: To perform the job successfully, an individual should demonstrate the following competencies:/pulliTechnical Skills Individual must demonstrate current and ongoing competence in tasks assigned which indicates a specialized skill in this area above and beyond the average./liliCommunication Demonstrates an ability to effectively and regularly transfer information to necessary parties to improve the quality of her work and to provide her supervisor with actionable, accurate data./liliInitiative Is self-motivated and personally competitive. Also may experience traumatic situations including psychiatric and deceased residents./ppTravel: Local and out of state travel, including overnight stays, may be required from time to time to attend conferences, training, meetings, and professional development programs./ppEducation and Experience Requirements:/pulliHigh school graduation or GED required./liliTechnical training in mechanics, electrical, plumbing, landscaping, or HVAC desired./liliMechanical or maintenance experience required/lili1-2 years experience in painting and housing / commercial refurbishment desired./lili1-2 years experience in a similar maintenance position desired/li/ulpKnowledge, Skills, and Abilities Required:/pulliAbility to read, write, speak and understand English fluently./liliAbility to meet or exceed the companys attendance and punctuality standards./liliAbility to use miscellaneous software and office equipment./liliAbility to understand and follow directions as given./liliAbility to work with minimal supervision./li/ulpEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
